If you are considering putting your house on the market, you need to make sure it is ready for any age, but particularly the Millenial group. Innovative ideas for the home that could entice any buyer, even millennials which represent the largest buying pool demographic in the country is important because you want your home to stay competitive in the market. When you add that technological element to a home, it becomes both easier to live in and more in touch with housing in the future. The 1960s home that’s been renovated only one or two times might not be as up-to-date as another home that’s been recently done. What most people seem to forget is that not only does a home need to stand the test of time, but also upgrade as the buyer pool changes.  Here is a list of some of those innovative home technologies that could cause your buyer to get in a bidding war over your property.

Most homeowners do not have the skill set to complete their own home repairs, so you should also consider including a home protection plan within the price of your house. A home protection plan will give your buyer peace of mind that if something goes wrong, an expert will be available to fix the problem.

Remote Controlled Shades

We know. No one needs remote-controlled shades, but having them will certainly give your house a “wow” factor. Depending upon the brand you purchase, you can control or program your shades with your home automation app.

High-end shades don’t just add decorative appeal and assist in keeping your privacy. They also may lower your home’s heating and cooling bills. While a double-pane window has an insulation rating of 2, high-end shades may have a rating higher than 4. Before your guests roll their eyes at the extravagance, tell them how ecologically friendly your remote controlled shades are.

Include a High-End Range

Many millennials consider themselves as foodies. While they may not bat an eye if the 2nd and 3rd bedrooms in your home are the sizes of postage stamps, they will care about the quality of appliances in the kitchen. Purchase a high-end range to include with the house. Look for versatile cooktops and touchscreen controls. Find one with pre-programmed settings for specific meals. And by the way, foodie buyers prefer gas stoves.

Add a Wine Fridge to the Bar

Whether they are storing homemade IPAs or their favorite wine from the Texas Hill Country, your buyers will love having a wine fridge built into the home bar. Look for wine fridges that lock, offer cool-looking LED lighting, and have dual cooling zones. Your buyer will see themselves hosting wine tasting events for all their friends and family.

Programmable Thermostat

Even though Nest controls this industry, there are other products available that allow homeowners to alter their homes’ temperature from their phones. Not only are these features convenient for those who forgot to adjust the temperature of the ones before leaving for a work trip, but they also allow you to save on energy bills.

Smart thermostats are becoming so prevalent that your homeowner will expect this as the standard in your house.

Smart Smoke Detectors

A new generation of smoke detectors will leave that beeping, hanging-by-a-wire-from-your-ceiling model to shame. New smoke detectors test for smoke, carbon monoxide, and air quality. They send texts to your phone that the detector is going off when you are not home. The way it senses fires is also now more high-tech, even though we don’t understand how that works.

Bathroom Ventilation Fans with Bluetooth Speakers

Of course, you want to be able to listen to your motivational or true-crime podcast while you are in your shower. Replace your home’s bathroom ventilation fans with ones that include a Bluetooth speaker. They aren’t much more expensive than a traditional fan, and this fun little feature will make your buyer smile.

Touch-Free Toilet Flush

You know how icky that toilet handle is, don’t you? Even though we are all super tidy and deep clean our toilets at least once a week, a lot of germs can land on our toilet handle within those seven days. That’s why you should equip your bathroom with a touch-free toilet flush. The touch-free sink has been around for a while, but now you can avoid touching another icky bathroom surfaces with this new product.

Digital Shower Controls

We know that this is not necessary, but digital shower controls are fun. High-end models not only allow you to alter the stream of water, but they also may connect with the lighting colors of the inside of the shower. You’ve heard of aromatherapy, but have you heard of chromatherapy? Colors alter our moods. Our mood is also better when we can adjust the temperature of the water in our shower to a perfect 112 degrees

Replacing some of your dull, old boomer fixtures in your house to these high-tech options will not only enable you to sell your home quickly, but they may also excite you so much that you no longer want to move.
